Suite Reservations & Payment
All reservations require a 25% non-refundable deposit, payable to Ken Wenz, upon signed guest agreement to the terms and conditions of these rentals.
Visa, Mastercard & personal check accepted.
Credit cards are required on file for ALL reservations, including those paid for by personal check. Reservations made within 30 days of arrival will require payment in full at the time the reservation is confirmed and signed rental agreement received. Final payment is due 30 days prior to arrival, and reservation balances will be charged automatically to the credit card on file at that time unless previous arrangements have been made by the guest.
Both the 25% deposit and final payment are NON-REFUNDABLE regardless of the reason given for cancellation.
The only exception is if I can re-rent your suite.
Check-in time is 4:00pm and check-out time is 11:00am unless otherwise noted in written or email documentation. Guest arrival at the property prior to a scheduled 4:00pm check-in time, or a late check-out after 11:00am without written consent will result in a $75.00 fee.
Notice of Cancellation
All notice of cancellation must be in writing. Refunds will not be given for cancellations for any reason including weather, travel delays, or illness. In the event that I am able to re-rent the suite, a refund may be provided for the amount that the property is re-rented. There are no refunds for departing early.
Any damages found upon arrival need to be reported by 9 p.m. the day of arrival. Failure to do so may result in a charge to the guest for damages that he or she did not necessarily create. Following the 9 p.m. deadline, guests will be responsible for any damages or theft incurred at their suite. I reserve the right to charge a guest’s credit card for the cost of repairs, replacement, services or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture or carpeting, the renter shall be responsible for ANY and ALL costs, including collection costs and attorney’s fees. Documentation detailing damages and charges will be provided to the guest.
All suites come equipped with a basic supply of sheets and towels, hand soap, dish soap, garbage bags, bathroom tissue, laundry detergent and general house wares. I suggest you bring your own beach towels and beach chairs, coffee filters, shampoo and conditioner, and other convenience items. Longer term guest will have to provide basic needs once original supplies run out.
The property will be cleaned prior to guest arrival, as well as, upon guest departure from the premises. The property will be set up with fresh bed linens, bath towels, and a toiletry start-up kit for arrival. Unless otherwise arranged, guests are responsible for additional toiletries needed during their stay, as well as, any mid-stay cleaning such as taking out the trash, washing dishes, and washing the provided linens. Mid-stay cleans and linen service may be purchased for an additional charge. Please contact me for pricing and coordination prior to arrival.
Maintaining Property Condition
The guest agrees to maintain the cleanliness of the premises during occupancy; including, a promise to exercise care in the treatment of the accommodations and furnishings. Upon departure, the guest agrees to leave their rented property, premises and furnishings in clean and undamaged condition. This includes starting the dishwasher, taking out the trash, and making sure all doors and windows are closed and in the locked position. Further it shall be recognized that I reserves the right to charge the guest for an incomplete departure, any necessary repairs, and/or for any unusual degree of cleaning which may be necessary.
I strive to maintain a safe and secure rental environment for our guests, as well as, the surrounding community in which the rental property is located. Therefore, guests are strictly prohibited from possessing any object(s) hazardous in nature during their reservation; including, but not limited to: fireworks, explosives, flammable items, firearms, chemicals, etc.
I may enter the premises at any time in the event of emergency, but will use my best efforts to give 24-hour notice for normal maintenance or inspections.
Each suite has a specific maximum occupancy. Take note of the maximum number of guests allowed in the suites before making your reservation. Occupancy and use of the home, suite(s), courtyard, and common area of the property by guests, or other visiting invitees of the guests shall not be such as to disturb or offend neighbors, nearby residents, or other guests of the property. Guest understands and agrees that the maximum number of occupants as stated on your Guest Rental Agreement must not be exceeded and in the event that the maximum occupancy is exceeded, I have the right to evict immediately without notice any number of guests in excess of the maximum occupancy number of the entire party. This rule and requirement is made a part of this agreement for insurance regulation requirements, fire code and city ordinance requirements, and particularly for the safely of our guests.
There is 1 designated parking space for each suite. Any car that is parked in any other area will be towed at car owners expense. The parking lot behind the building does not belong to me and the owner of that property will tow any car in their lot that is not parked in the Inns designated parking stalls.
No weddings, receptions, events, reunions, or parties of any kind are to be held at the property or in the courtyard or open areas without written consent. Events require a separate Event Agreement and Event Fees. The definition of an event is any gathering of people at the property that exceeds the number of people sleeping at the property as stated in the confirmation letter. I have the right to inspect the property at any time during your stay to guarantee that this stipulation has not been violated.
All suites are Non-Smoking. Should I discover evidence of smoking in the suites, the guest will be asked to vacate the premises immediately without reservation refund. You will also be charged a deep cleaning fee, including but not limited to carpet, furniture, draperies or bedding, and the equivalent of one night's rent.
Absolutely no pets allowed!
Guest agrees to abide by the covenants of the Community Association and Town ordinances within which their vacation rental property is located. I have the right to refuse or discontinue tenancy if guests are found to be in violation of the rules and regulations set forth by the Community Association or Town ordinance. My property is located in a residential area, and as such, loud music and other disturbing noise will not be tolerated and are grounds for immediate eviction. In all cases in which this rental agreement is terminated due to a guest’s disruptive behavior, all deposits and rental fees will be forfeited.
Credit Card Information
Guests are required to provide a credit card number as a guarantee. Guests agrees to pay all rent, accept all terms of the rental agreement and accept liability for any damage beyond normal wear and tear to the premises and property during the guest’s term of stay. In the event that the guest fails to, these costs will be charged to the credit card on file.
Indemnification/Limitation of Liability
I do not assume any liability for your stay at Ole Bistro Inn or the activities that you partake in during your visit. Guests acknowledge that I am not responsible for any loss of money, jewelry, or other personal items of guests or any invitees of guest. Guests hereby agrees to indemnify and hold harmless Ken Wenz for damage to persona or property arising out of or in any way related to guest or invitees of guest use of premises resulting from the building or any part of it or any equipment or appurtenance becoming out of repair, or resulting from any accident in or about the building, or resulting directly or indirectly from any act of neglect of any guest of the property, invitees of guest or of any other person. Guest assumes the risk of injury and any related pain and suffering or medical expenses or other losses relating to the use of this rental property and/or recreational activities on the premises or in the city where property is located and will hold Ken Wenz harmless with respect thereto.
In placing a deposit to reserve any suite, Guest certifies that they have read and agreed to all terms of this agreement, conditions and policies set forth within. Each confirmation also includes all of these terms, conditions, and policies. For reservations made over the phone, Guest will be sent the terms and conditions via email – this must be signed and returned by scan in its entirety within 72 hours in order to confirm the reservation.
